The City of Worcester, with a population of 172,000 people, is
the third largest city in New England and the second largest city in
Massachusetts.

It has evolved into an education, medical, and research
center that is home
of nine colleges, the University of
Massachusetts Medical Center and the Massachusetts Biotechnology Research
Park.
The Sheltered Harbor property is located in the heart of Downtown
Worcester on East Central Street at the intersection of Interstate 290 and
contains 103,000 square feet of land and is improved by a 14,000 square foot
building that was originally constructed as a Valles Steak House.
Based upon the business zoning of the property and subject
to sufficient parking provided, the buildable GFA of this site is
potentially over 200,000 square feet.
This highly visible and prominent building is conveniently
situated at both the east and west bound entrance and exit ramps (#16) to
Interstate 290. Exit #16 is the principal access to Downtown Worcester from
Route 290. The average daily traffic count on 290 at East Central Street is
120,000 cars per day.

The towering Pub 99 pylon sign, a well known City
landmark, is highly visible from a considerable distance to vehicles
traveling on 290. Directly across Central Street from the Sheltered Harbor
property is the City of Worcester's Main Post Office and Tenet Corporation's
Medical City.
The DCU
Center alone bring the almost one
million visitors a year to the City and it has been one of the Nation's most
successful arenas having been recognized by Business America for its ability
to consistently draw crowds through its doors.
It was recently honored as the No.1 grossing facility in
the world for its size. Andrea Bocelli, Madonna, Garth Brooks, and Fleetwood
Mac have all played to sold out crowds at this venue. The DCU has
a new state-of-the-art convention center with 100,000 square feet of exhibit
space, 24,000 square feet in 11 meeting rooms and a 12,000 square foot
ballroom- the largest in Central Massachusetts.

Combined with the
14,800-seat arena, the DCU can accommodate almost any meeting,
convention or trade show. The DCU, home to the Worcester Ice Cats of the
American Hockey League who have broken AHL attendance records, has been the
venue for World Championship and Olympic boxing, MIAA high school hockey and
basketball finals, NCAA Division 1 hockey and basketball championships as
well as numerous “dirt shows” such as Ringling Bros. and Barnum & Bailey
Circus, freestyle motor cross racing, monster truck competition and bull
riding. Situated at the far end of the Centrum Centre is Worcester Common
Outlets, a 618,000 GLA mall with over 80 outlet stores, a Bijou Cinema
Complex, and a Foothills Theater Company. Lead tenants are Sacks Fifth
Avenue Outlet, Sports Authority Outlet, Media Play Outlet, and VF Factory
Outlet. Clearly, the close proximity of the Sheltered Harbor to these two
great traffic generators: The Centrum Centre and the Worcester Common
Outlets, adds tremendous value to this already choice retail/commercial
location.
In addition, City Hall and numerous museums such as the
Worcester Art Museum, the Higgins Armory Museum and the American Antiquarian
Society as well as Mechanics Hall, one of the finest concert and lecture
halls in the United States, are located nearby.
